It is all about the file type.
Some media formats, like .rm and .wmv, can be stramed, meaning that you can start playing the file while it is being "streamed" to your PC.
With .avi, on the other hand, you need to download the entire file and then play it. If it's partially downloaded, the media player won't render it. Archives like .zip and .rar also need to be first downloaded 100%, before they can be used.
